A Tarion or a New Home Inspection is similar to a regular inspection, with a focus on items that would be covered under the Tarion warranty. It includes a Free Thermal Scan to help find water leaks.
Whether it’s a freehold or condo, it needs to be inspected. Houses and condominiums are complicated and even new construction has its issues.
We are inspecting for large issues that pose a safety issue or a financial burden that you shouldn’t bear. There‘s a PDI (pre-delivery inspection) and 30 day, 1 year, 2 year and 7 year warranties; however most homeowners are interested in the 30 day or 1 year inspections.
If the homeowner has lived in the home for a year, they sometimes have a list of items that they are concerned about. Many times these issues are normal with homeownership, but sometimes they aren’t. You’ll need them documented so you can move forward and have these items repaired by the builder.
As the inspector moves through the exterior and interior of the home, they may find issues that a homeowner missed. This is mostly because we aren’t emotionally invested and our goal is to find large financial or safety issues to protect you and your investment.
While the homeowner is busy settling into their dream home, we look at the areas not normally checked. This includes the electrical panel, furnace, heat recovery ventilator (HRV), water heater, structure, roof and the attic.
It’s preferred that the homeowner be present so that they can ask questions and show the inspector items that they are concerned about.
You’ll receive a report in the form of a PDF sent to your email, with colour photos, the defects listed and if available links to the Tarion Construction Performance Guidelines.
